What is included in an AC, Heat Pump or Gas Furnace Tune-Up:

Your technician will perform all applicable tasks and explain any needed or recommended repairs, additional maintenance items or system enhancements such as indoor air quality systems, smart thermostats, or safety items. Customers must approve any additional work prior to having it completed.

Customers are encouraged to share any concern about their HVAC system and to observe and ask questions during the tune-up service. All Tune-Ups include a 6-month No Breakdown Guarantee provided all repair recommendations were accepted and completed.

Basic Cooling or Heating Maintenance Includes:

• Check overall operation of system
• Inspect & replace air filter (if provided by customer)
• Inspect any condensate drain pans
• Inspect unit wiring and electrical disconnect
• Inspect capacitors indoor and outdoor sections
• Check electrical circuit & controls to indoor equipment
• Check indoor system for adequate airflow
• Inspect blower motor and measure volts & amp draw
• Measure supply and return air temperatures
  
  

AC with Cooling or Heat Pump Tune-Up:

• Inspect outdoor unit for vibration, loose parts, defects
• Measure refrigerant pressure and temperature
• Check amp draw of condenser motor & compressor
• Inspect contactor for pits or bums
• Inspect & tighten electrical connections in outdoor unit
• Check condenser motor bearings
• Check defrost cycle & reversing valve operation (heat pump)
• Inspect and flush condensate lines and check condensate pump operations (if equipped)
• Hose down outdoor condensing unit if hose is available (does not include chemical cleaning)
  
  

Gas or Electric Furnace Tune-Up:

• Inspect flue & venting for obstructions, leaks, & clearance to combustibles
• Inspect heat exchanger for sooting, corrosion, & cracks
• Inspect furnace for worn parts or vibrations
• Inspect gas burners, burner ignitor, & assembly
• Check high limit control
• Inspect gas lines & connections at heating equipment for leaks and gas valve for corrosion, leaks, proper flow and noise
• Check & adjust manifold gas pressure/record
• Check heat/aux heat operation, measure volts & amps

Maintenance agreements - $139/yr includes:

• Priority service 24/7 over non-maintenance agreement
